Condominium project fills a need in Bolton Set in a quiet river valley just north of Brampton, the Town of Bolton has been seen as a bedroom community for the GTA for a number of years now, attracting families looking to get away from the rush of the city. The result is a town consisting of mainly single-family housing. So when Verona Tesky heard that Armour Heights Developments was planning to build a 5-storey adultlifestyle condominium in downtown Bolton, she was one of the first in line to buy a unit. Why the excitement? "Bolton doesn't have anything like this and there is definitely a need," she says. Verona should know. She has been an owner/broker with Prudential Select Real Estate in downtown Bolton for 11 years. She knows Bolton intimately and knows this is something this community has needed. "I have seen the demand for condominiums in the area for a number of years now. Whenever someone asks me where they can move, I've always had to recommend a building out of town. There has been nowhere for people to downsize and remain part of the Bolton community. River's Edge fills that gap." She sees the building as an attraction for both empty nesters and single first time buyers. And she was especially impressed by the commitment of Armour Heights' president, Frank Mazzotta, who set up a focus group before preparing his final plans for the project. "Frank had enough care and concern when he purchased the site to hear from the residents in town about what they really needed. He even changed his original plans to fit the needs of the community. Now he is providing a building with units that range from affordable to high-end luxury." For the Tesky family, owning at River's Edge has become a family affair. When Verona told her son about the new property, he made a visit to the sales office himself and bought a unit down the hall. As a first time homebuyer, he was most impressed with the amenities in the building. "He's young and hasn't started a family, so he was attracted to the pool, fitness centre, saunas and private patio where he can invite his friends over for a barbeque," Verona says. For empty nester's, River's Edge offers that quality of living that they are accustomed to on their large country estate properties. Verona finds the setting beautiful and loves how it takes advantage of the natural beauty of the river valley. The suites, up to 2,085 square feet feature balconies overlooking the river, high ceilings, granite countertops and rich hardwood floors. Until now, most of Bolton's new housing has been on the outskirts of town, pushing retail to the plazas away from the downtown. Verona feels the new development, along with Amour Heights' construction of a new TD Bank will contribute to a rejuvenation of the downtown. "These new developments are the early steps towards Bolton's overall Community Improvement Plan." Verona's real estate background has also given her the confidence to know her move is a good investment decision. "Property values have been steadily improving in the area, and I consider this a good investment too. It's the only building of its kind in the area and initial demand has been high.
