Mayfield West Community Design Plan approved Unanimous approval was given to the Mayfield West Community Design Plan by Caledon council recently which will allow staff to begin processing four current applications. Planning staff explained the community design plan includes guidelines, specific design principles and standards to give developers detailed design suggestions and requirements for a specific site, community feature or type of land use. Mayfield West developer Moscorp has submitted four planning applications to the Town totalling 1,300 residential units. Approval of the community design plan was needed before the applications could be processed. "Caledon takes pride in maintaining a sustainable balance of community, environmental and development initiatives in the context of an extensive urban and rural landscape," said Mayor Marolyn Morrison in a news release. "The planning, design and implementation envisioned by Mayfield West's Community Design Plan demonstrates progressive municipal leadership, particularly in the areas of environmental policy and sustainable community planning." The four key areas of interest in the community design plan include the village centre, the parks and open space, green building guidelines and the transportation network. Councillor Nick deBoer asked if the greenway corridor will be built before the homes. Senior policy planner Tim Manley replied he would have to get back to him on the timing. Councillor Doug Beffort noted Caledon has very few places for seniors to retire and wanted to know if there are plans for bungalows. Manley responded they want a broad range a housing types, adding there will be opportunities for a condominium complex which may include bungalows. Councillor Richard Whitehead observed Caledon doesn't provide enough off-street parking, pointing out many people use their garages for storage and not their vehicles. He added people have more vehicles per household these days. "Good work on the parking, but we haven't dealt with the issue entirely," he said. Acting chief administrative officer Sam Jones told council this community design plan is something Caledon will be proud of 20 to 30 years from now. He commended for CAO Patrick Moyle for putting together a solid team. |
